How do I commission an EPC ? An EPC may be commissioned by either individual homeowners, private or social landlords, estate agents or solicitors acting on behalf of the homeowner. All that is required is a telephone call or e-mail to us at Energywise Assessments and we will do the rest.
What happens next ? We will arrange with the client a convenient date and time for the assessment to take place. We fully appreciate that time may be of the essence and we will guarantee to complete the assessment process within 3 working days of the original request unless alternative arrangements are mutually agreed. If this cannot be achieved by us, we will tell you so and you can then make alternative arrangements. We will usually ask the homeowner to assist us by completing a pre-visit questionnaire although we may complete this form by asking you some questions over the telephone when the appointment is made. The day of the inspection All our assessors have been checked with the Criminal Records Bureau. In addition they will carry an identification card.. All assessors are properly licensed; you can confirm their credentials by visiting the Government master database of all accredited inspectors at https://www.hcrregister.com/FindAssessorInspector . The inspection is likely to take approximately one hour depending on the size of the property and the assessor will need access to all rooms, both internally and externally, in order to take the necessary measurements and notes. In particular, the assessor will require access to the central heating boiler, the electricity and/or gas meter and to all accessible roof voids. The assessor will be taking several measurements, making notes and taking some photographs during the visit. These are necessary to ensure that the information collected is a true and accurate reflection of what will be recorded on the Energy Performance Certificate. We assure you that all site notes, photographs and any other details recorded during the inspection will be used solely for the purposes of producing the Energy Performance Report and will be protected as required by the Data Protection Act 1998. We may from time to time be required to show this data to our Accreditation Authority for the purposes of auditing the work of our assessors and routine quality control. We will ensure that all your information is given suitable protection at all times. It would be preferable for any pets and young children to be supervised whilst the inspection takes place for their own safety as well as that of our assessor.
After the Inspection If the purpose of the EPC is for inclusion in the Home Information Pack required prior to the sale of your property the following process will occur: The assessor will collate the information relating to the energy performance of the property and enter it into a software package which will then generate the Energy Performance Report. This is then validated by the accreditation authority before being transmitted electronically to the Landmark Registry which is the central repository for all UK EPCs. A unique 24 digit Report Reference Number (RRN) will then be generated and sent back to us. We will then forward this number to your estate agent or solicitor who will then be able to incorporate the report into the Home Information Pack. Access to the report can be obtained by following the link on the side of our home page and entering the RRN. Please be aware that anyone who has access to this unique RRN will be able to access the report. It is your responsibility to ensure that only those persons specifically authorised by you and/or your estate agent or solicitor are given access to this RRN. We will also provide your estate agent with a digital copy of the certificate which can be used in the marketing details of your property, if required. If you have commissioned an EPC for rental property or for any other purpose other than as part of the HIP, the process will be similar to that explained above, however, we will of course only give the RRN or printed report to you. Should you then wish to discuss the recommendations contained in the report with a view to making improvements, we will be pleased to help. However, we will never recommend firms or companies to carry out improvements as this will compromise our impartiality in the process. We will be able to discuss the effects of various improvements on the overall EPC rating. Further advice on implementing the recommendations can also be found on the Energy Saving Trust web site.
Validity dates of Energy Certificates The validity period of an Energy Performance Certificate depends on the purpose for which the EPC was commissioned in the first place. The Certificate is valid for 3 years from date of issue if it is to be used for the marketing and sale of a property as required by the Home Information Pack regulations. If the EPC is for a rental property, then the EPC is valid for 10 years from date of issue. If you have been unfortunate enough not to have sold your property within the 3 year validity period, it will be necessary to have another EPC commissioned. Provided we completed the original report we will offer you a significant reduction on the initial fee for any subsequent EPC. The same applies if the EPC was originally commissioned in order to make improvements in the energy performance of the house. Follow-up assessment visits at reduced fees may not necessarily be undertaken within the same timescales as the initial inspection.
Estate Agents - EPC Graph Generator Estate Agents may use the link below to generate an image of the EPC graph for use in their marketing information. To make use of this facility, enter the appropriate numbers provided on the EPC Certificate into the graph generator then select the update button. Select the appropriate format for saving the file (PNG or JPEG), then right click over the image. Select "save image as". Apply an appropriate file location and name to save the file. The image can then be incorporated into your marketing material in the same way as you would for any picture.
