Home Information Packs

 

We can now offer a reliable, competitive and fast HIP service to estate agents or direct to home owners.  We believe that the best service to the home sellers and buyers will be achieved by offering a no-nonsense HIP at a fair and reasonable price. We have established close working relationships with many providers of Home Information Packs and, as a result of which, we can offer a variety HIP solutions either direct to homeowners wishing to sell their property or through their preferred estate agent, solicitor or licence conveyancer.

All our HIPs are fully compliant with current legislation, are compiled by members of the Association of HIP Providers and meet the Law Society standards.

Our basic HIP service is ideal for properties which are registered with the Land Registry and where the owners have access to a computer capable of reading a CD-ROM and/or a access to the internet. We will personally undertake the Energy Performance Assessment and issue the EPC for inclusion into the HIP. We will also ensure that the required enquiries with the Local Authority and the Water & Drainage searches are initiated. Once your HIP is ready, we will send you an electronic link to the documents as well as providing this information to your estate agent and/or solicitor. We will also provide you with a personalised CD-ROM containing your HIP at no additional cost.

With effect from 6th April 2009, all new HIPs must include a completed Property Information Questionnaire which must be available before a property is marketed.  There are two separate versions of these questionnaires, one of established properties and one for new build properties, both documents are available in PDF format and can be downloaded by clicking on the appropriate button.  If you require the documents in any other format, please let us know.

Now for the not so small print where you find about any additional charges.

 

Printed copies of the HIP.

So as to keep the costs to you to a minimum, we do not provide printed copies of the HIP. This also helps reduce the need to cut down yet another tree to provide the paper!! If it is absolutely necessary to have a printed copy, you will need to let us know at the time of the initial instruction and this will incur an additional charge of £5.00.

Non- registered properties

If your property is not registered with the Land Registry you will need to advise us of where we can get hold of copies of the title documents, this will usually be with your mortgage company, bank or solicitor. There will be a fee if you require us to obtain these documents on you behalf. However, if you can obtain copies of these documents yourself and provide them to us, we will arrange for them to be scanned into electronic form for inclusion into the HIP at no additional cost. Please note that your Building Society or Bank may charge you a fee for obtaining copies of these documents but this will still be cheaper that us doing it for you! If you are unsure if your property is registered with the Land Registry, let us know and we will carry out a quick check.

Leasehold properties

As with non-registered properties, we will need a copy of the lease documents if your property is not freehold. If you want us to obtain a copy of this document, there will be a charge. If you can provide a copy, we will scan it for inclusion into the HIP at no additional cost.

We will always be honest and open with you and will advise you of the final cost of your HIP at the time of instruction.
